3603 Knollwood Drive, a 2026 Siegel Construction and Design estate on 1.58 hilltop acres in Tuxedo Park, is the top sale of the year and the new record holder for a new construction home in metro Atlanta.
In a landmark real estate transaction, Buckhead real estate broker Ben Hirsh has sold 3603 Knollwood Drive NW, a newly built Tuxedo Park estate by Siegel Construction and Design, for $13,800,000. The sale closed July 27, 2026, with Hirsh representing the seller. The home had been listed at $14,500,000 and sold for 95.2% of that price after just a few months on the market, as the finishing touches were being completed.
It’s the highest price ever paid for a new construction home in Buckhead and the highest home sale in metro Atlanta so far this year. It is not, however, Buckhead’s largest sale of all time. That record still belongs to 3391 Tuxedo Road, which Hirsh sold for $19,800,000 in March 2024 — built, like Knollwood, by Siegel Construction and Design.

The Home and the Team Behind It
The property came to market this spring as A Hilltop Masterpiece in Tuxedo Park. It sits at the crown of 1.58 acres on one of the neighborhood’s most sought-after streets, behind a gated motor court, with a flat lawn running from the main level to an oversized pool.
At 16,225 square feet, it’s a large home — though the size comes from scale, not room count. Six bedrooms and ten baths are spread across three levels, built around a primary suite with its own sitting room and study, and a stone-and-oak stair that runs the full height of the house. The finishes are warm and quiet — white stucco, cedar shingle, ten-inch white oak floors — and more than 2,000 square feet of the terrace level was left unfinished, on purpose.
The architectural design and construction design of the home are the work of Kathy Siegel and Maggie Williams, with architecture by Rodolfo Castro of Castro Design Studio. Site planning and landscape design were completed by Land Plus Associates.
The home was developed and brought to life by Caleb Rhodes (Director of Construction at Siegel Construction and Design) and his team. The firm was founded by David and Kathy Siegel in 2016. David Siegel points to the crew rather than the finishes, emphasizing the people behind the work over any single material or detail.
“We started this company ten years ago on a simple idea: you can’t buy this level of craftsmanship off the shelf, so you have to build the people first,” Siegel said. “Every few months we shut a job down in the middle of the week and the crew cooks for everybody at folding tables, right in the middle of a house that isn’t finished yet. We’re over thirty-five full-time employees now, plus our many subcontractors, and we try to make it feel like one big family, because that’s what it is. I think that shows in our work.”
Kathy Siegel, who leads construction design at the firm alongside Maggie Williams, said, “We try to design interiors that people can actually live in, which usually means restraint. Warm materials, natural light, nothing that shouts. We love simple interiors with purpose.”
A Drought, Broken
Twelve days before this sale closed, Hirsh published Buckhead’s First-Half 2026 Market Report. The numbers in it were strong, but there was a surprising gap: no Buckhead home had sold above $10 million in the first half of the year, the first stretch that quiet since the second half of 2023. The last trade above $14 million had been the $15.75 million resale of 3391 Tuxedo Road, back in February 2025. “Read that as a pause, not a retreat,” Hirsh wrote. “I expect this drought to break soon — and in a big way.”
Knollwood wasn’t under contract when Hirsh published that report. The deal moved fast once it moved — conversations with the buyers had been underway for months, and the contract itself came together just one week before closing.
“This is another sign that there’s really enduring strength in our market and a strong demand for high-end homes that are extremely well executed and turnkey,” Hirsh said. “There were 18 sales between $5 million and $10 million in the first half of the year, close to a record. What we were lacking was a landmark sale so far this year, and now we have it. I expect more will follow.”
Hirsh pointed out one more pattern. Three of the four most expensive home sales in Buckhead since 2024 are in Tuxedo Park, and two of those four were built by Siegel Construction and Design and sold by Ben Hirsh. “That’s not luck,” he said, “that’s careful planning and execution at every step along the way.”
