Phipps Plaza began its major expansion in 2018 with a high profile groundbreaking ceremony that included Robert De Niro and his Nobu partners. The original plans to open in 2020 were torpedoed by the Covid-19 pandemic, but the project was back underway last year. Many of the tenants are hoping to be up and running by the end of 2022. These are the details of the Phipps Plaza expansion so far.

Nobu

Perhaps the most obvious tenant at this point is the Nobu Hotel. The dark glass façade added large exterior signage in January 2022. This tower will include the upscale Nobu hotel, and the renowned Nobu Restaurant. The hotel will feature 150 guest rooms, a rooftop pool, and conference space. Both are expected to open in 2022.

Life Time Athletic and Life Time Work

The Life Time Athletic will be a 90,000 sqft state-of-the-art fitness center. The club will feature Life Time’s first rooftop beach club in Atlanta.

Life Time Work will be 25,000 sqft of offices and open workspace. The space is designed to help members stay healthy and be more productive. Life Time Work members will also have access to the Athletic Club.

Citizens Food Hall

Citizens is a collaboration between Simon Properties and Sam Nazarian’s C3 (Creating Culinary
Communities). The 24,00 sqft “Lifestyle Food Hall” is expected to feature C3 brands like Umami Burger,
Krispy Rice and Sam’s Crispy Chicken.

Sam Nazarian, founder and CEO of C3, said, “Instead of the traditional food court, we’re bringing together the world’s leading chefs to develop a unique set of culinary brands and menu items that elevate fast casual dining. With Citizens at Phipps Plaza, we’ve created a food hall experience designed to be just as dynamic, flexible and creative as today’s customers. Guests can expect beautifully crafted cuisine whether they’re dining on site or ordering from one of our brands to-go.”

One Phipps Plaza

One Phipps Plaza is a 13-story LEED certified office building. It is designed to be pedestrian friendly, with outdoor green space and easy access to Citizens Food Hall and the Life Time Athletic Club.

Patrick Peterman, Senior Vice President, Development and Asset Intensification at Simon said, “One Phipps Plaza is designed to meet the highest standards in sustainability with a focus on indoor environmental quality, water and energy efficiencies.”

The marquee tenant of One Phipps Plaza so far is Novelis. The aluminum rolling and recycling giant will house their global corporate headquarters, as well as its regional North American headquarters in 90,00 sqft of the new development.

2021 was another fantastic year for Buckhead real estate! Not only was a new record set for the highest-priced home sale ever (more on that below), but the overall demand has remained strong and steady. The overall inflation story in the economy and demand driven by the Covid-induced “Great Relocation” are the top two driving forces.
