Set on more than 1.3 private acres at the corner of West Paces Ferry and West Andrews, 225 West Paces Ferry Road is a French-inspired limestone mansion built in the tradition of a Parisian hôtel particulier — grand, light-filled, and exquisitely made. Originally completed in 2005 and meaningfully expanded in 2013 after the adjacent lot was acquired, the home has been continuously refined since, most significantly through a multi-million-dollar 2024 renovation that touched nearly every interior space. Once a Decorator’s Showhouse and featured in Veranda, the residence combines rare European craftsmanship with the systems, technology, and amenities of a brand-new home.
The Grounds
The 2013 expansion did more than add square footage to the residence — it unlocked the property. Landscape architects Land Plus reimagined the enlarged parcel as a series of outdoor rooms: expansive screened patios open onto a lush central lawn that flows into a granite-bordered turf soccer field. Tucked within the grounds are a pickleball court with half-court basketball, along with productive vegetable and herb gardens. Completing the setting is a new 50-foot pool, finished in 2025 and both heated and cooled for year-round use. Two gated entrances — one on West Paces Ferry, the other on West Andrews — open to a private motorcourt framed by espaliered pear trees and a three-car garage. This is an outdoor oasis, unlike any other.
Main Floor
Soaring 14-foot ceilings, walnut flooring, and authentic doors, windows, and hardware imported from France set the tone on the main level. French artisan Thierry Francois conceived the home’s exceptional stonework, including the limestone exterior and interior staircase. The architectural vision was executed by William T. Baker, with original interiors by Suzanne Kasler and Waterworks plumbing throughout.
The 2024 renovation was centered here. Matthew Quinn of Design Galleria redesigned the kitchen and the main-level owner’s suite in a project spanning several million dollars — the result is a state-of-the-art kitchen, boutique-quality primary closets, and a sculptural primary bath with clean contemporary lines that deliberately counterpoint the home’s classical bones. Quinn featured the kitchen and closets in his recently published book (excerpted on site), photographed by Robert Peterson and styled by Elissa Benzie. The same 2024 scope brought a full conversion to Control4 and Lutron, making the home a seamless smart residence from lighting and climate to security, and audio — all electronics new.
Owners Suite
The main level boasts soaring 14-foot ceilings and hosts the finely appointed owner’s suite. Quinn recently reimagined the owner’s suite with spectacular boutique-quality closets and a breathtaking bathroom. Quinn also completely redid the kitchen in a project that spanned several million dollars and resulted in truly stunning spaces with very clean lines that perfectly complement the classical architecture of the home.
2nd Floor
A grand limestone staircase rises to three generously scaled bedroom suites, each with its own character. An elevator serves all three levels.
Terrace Level
The terrace level is devoted to entertainment and rest — wine cellar, game room, bar, guest quarters, and playrooms. At its center is a brand-new 2024 home theater outfitted with a 200-inch screen and a Sony laser projector, a build that would stand on its own in any dedicated screening-room project.
Prominently positioned at one of Buckhead’s most recognized corners, the residence puts the energy, shopping, and restaurants of Buckhead Village within easy reach while maintaining the privacy of a walled, gated estate. It is a rare combination of lineage and infrastructure — two decades of careful craft by some of the country’s most admired designers, paired with the finishes, systems, and amenities of a brand-new build.
